We realize that you are busy with work and family, and depend upon us, your neighborhood real estate professional, to keep the process smooth, in control, and with the least amount of expenditure of your time.

 

Seller Consultation

Meet at your home where I’ll listen to your specific needs and requirements. Your reasons for selling, time frame for selling, and how I can best help you reach your real estate goals. I’m here to answer all your questions about how our team works, how we go about marketing your home, your preferred communication and feedback methods, and the overall home sales process.

 

I’ll research the latest home stats to prepare for you, a Competitive Market Analysis (CMA), based upon current market conditions and your local competition of homes for sale, under contract, and recently sold.

 

Planning / Strategy Meeting

We’ll meet again, and together we will review the market analysis in detail. I’ll provide you my best estimate of the True Market Value of your home, and my recommended list price, and what you can actually expect your home to sell for in the current market.

 

Staging / Prep

Preparing your home for sale is critical and will help you to get the most money possible for the sale of your home. We employ “Market Ready Home Staging” professional staging advisers and they will come to your home and advise you on what can be done, in order to have your home show its Very Best!

 

Marketing

It is our job to put your home in front of as many motivated and qualified purchasers as possible. Through a variety of high impact advertising, we promote your home to purchasers and other top selling real estate professionals.

 

Show Time

The Remax post sign with brochure box, multiple directional signs, and full color home brochures, are set up. Your home is listed in our Mid Atlantic Regional Information System MLS (MRIS), with full attention to the hundreds of details, and professional photography that makes your home stand out from the crowd. Your home is now available for showing to the pool of ready, willing and able buyers.

 

Feedback

We employ the latest techniques such as online showing suite, to gather feedback from the purchasers as they tour your home. We help you make sense of the comments, and advise adjustments where necessary.

 

Contract Negotiations

Paperwork in Northern Virginia has become lengthy, and we keep up to date on the latest contract dynamics. We review the contracts and all the details thoroughly with you, in order to take appropriate action. Helping you achieve your real estate goals is our focus in all contract negotiations.

 

Inspections

Once a contract is ratified, there are number of inspections to be performed on the home before settlement. A home inspection, radon testing, lender appraisal, and termite inspection are the most common.

 

Follow-up

During this time, as your Realtor we follow through on the remaining contract items, and monitor the buyers loan status to see that everyone is prepared and on track for the contract settlement date.

 

Settlement Day

The new buyers will come to the house and do a final walkthrough. They will verify that the home inspection items have been completed, and that the home is in substantially the same condition as the day they wrote the contract. After their walkthrough, it is on to settlement. I always attend settlement with you, being sure to check all the figures, explain the details of the paperwork, and to be sure that nothing is missed.

 

Follow up

I follow up with you the day after closing, to be sure you are you received your settlement proceeds and answer any questions that may have come to you.
